British Land is a property investment company based in London, investing in prime, modern properties. Their portfolio is valued at £12.5 billion: the majority is directly owned and managed with the balance held in joint ventures and partnerships, of which British Land's share is valued at £1.4 billion.

Company Strategy

The British Land investment strategy prefers long leases with strong tenants - such leases provide secure income flows with low risk, enabling after-tax returns to be enhanced through gearing and long-term finance at low rates. Long leases with upward only rent reviews provide downside protection when rental values decline and perform well in rising rental markets. The average unexpired lease term in the portfolio is 16 years.
